With over four decades of real estate investment and lending experience, Joe Gorman co-founded White Oak Holdings to deliver high-touch, capital-efficient solutions to a wide range of borrowers. His leadership is rooted in deep industry knowledge, strategic capital relationships, and a commitment to execution.  Prior to White Oak, Joe co-founded C&G Capital Advisors, securing over $50 million in investor capital to acquire, renovate, and resell 150+ residential assets in Southern California. He also served as CEO of South Lake Financial, overseeing a portfolio of mortgage companies managing thousands of residential loans and more than $100 million in credit facilities.

With over 10 years in residential and commercial lending, Harrison co-founded White Oak Holdings to deliver a better loan experience for borrowers of all backgrounds. He leads lending operations, strategic partnerships, and marketing, with a focus on creative deal structuring and practical solutions.  Prior to White Oak, Harrison worked as a residential loan officer at South Bay Equity Lending and a commercial loan officer at Mansfield Equities. He currently manages an active loan pipeline ranging from $25M to $100M in volume.

Who can become a referral partner with White Oak Holdings?
We work with real estate agents, brokers, loan officers, financial advisors, CPAs and other professionals who regularly come across clients in need of financing.
Do I need a license to refer business?
This would depend on the loan type you are referring — compensation for referrals is paid only in compliance with DRE and NMLS regulations. If you’re unsure of your eligibility, contact our team.
How do I submit a referral?
You can submit directly through our online intake form, send us an email, or give us a call. If it’s your first time, we’ll onboard you into our system and guide you through the process step by step.
How quickly will my referral be contacted?
Within 24 hours. Once your submission is received, our team reaches out directly to the borrower (or you, depending on your preference) to begin the process.
How and when will I be compensated?
Referral compensation is disclosed upfront and paid at closing in full compliance with California state and federal regulations. You’ll receive a confirmation of your referral agreement for each deal.
How long does the loan process usually take?
Most home loans close within 21–30 days. We can often move faster depending on your situation and the property.
Do you work with clients outside of California?
We’re licensed in California and work with trusted partners in other states. If you're outside CA, reach out — we’ll guide you to the best path forward.
Is White Oak a banker or a broker?
White Oak is an independent mortgage brokerage. That means we work with a network of lenders to shop for the best loan options on your behalf — rather than being tied to just one bank’s programs. You get more flexibility, competitive rates, and a process that’s built around your needs.
