With over four decades of real estate investment and lending experience, Joe Gorman co-founded White Oak Holdings to deliver high-touch, capital-efficient solutions to a wide range of borrowers. His leadership is rooted in deep industry knowledge, strategic capital relationships, and a commitment to execution.  Prior to White Oak, Joe co-founded C&G Capital Advisors, securing over $50 million in investor capital to acquire, renovate, and resell 150+ residential assets in Southern California. He also served as CEO of South Lake Financial, overseeing a portfolio of mortgage companies managing thousands of residential loans and more than $100 million in credit facilities.

With over 10 years in residential and commercial lending, Harrison co-founded White Oak Holdings to deliver a better loan experience for borrowers of all backgrounds. He leads lending operations, strategic partnerships, and marketing, with a focus on creative deal structuring and practical solutions.  Prior to White Oak, Harrison worked as a residential loan officer at South Bay Equity Lending and a commercial loan officer at Mansfield Equities. He currently manages an active loan pipeline ranging from $25M to $100M in volume.

Do you work with first time home buyers?
Yes — and we’ll walk you through every step of the process.
I’m self-employed. Can I still qualify?
Absolutely, we offer a full range of products specifically curated for self-employed borrowers.
What’s the minimum credit score I need?
It varies depending on the loan product, if your credit is not quite enough we will still give you a quote with a benchmark to hit for prequalification.
Can I get pre-qualified before finding a property?
YYes — in fact, we recommend it. It strengthens your offers and saves time.
Can I get a loan with less than 20% down?
Yes. We offer loan programs with as little as 3%–5% down for qualified buyers, including first-time homebuyers.
How long does the loan process usually take?
Most home loans close within 21–30 days. We can often move faster depending on your situation and the property.
Do you work with clients outside of California?
We’re licensed in California and work with trusted partners in other states. If you're outside CA, reach out — we’ll guide you to the best path forward.
Is White Oak a banker or a broker?
